Development Site Advisors has been hired exclusively to market and sell approximately 33,738 sq. ft. of Inclusionary Air Rights in Manhattan Community District 4. Off-site inclusionary housing air rights can be transferred as-of-right to eligible receiver sites. Sites in R10 and equivalent zoning districts, can increase its market rate FAR by 20% from 10.0x FAR to 12.0x FAR.
Qualified Receiver Property Criteria
Properties within Manhattan’s Community District 4 in districts: R10, C2-8, C4-7, C6-4, C6-4X, C6-6, C6-7 and Inclusionary Housing Designated Areas are eligible receiving sites (See map). Additionally, properties in Community District 5 and 7 that are within ½ mile radius of the generating site located at 540 West 53rd Street, are also eligible to receive the market rate air rights.
